We are currently seeking a Rental Manager that will provide the leadership and hands-on support for the day-to-day short-term rental operation of Simba Run Rentals LLC, by offering a memorable world-class experience for our guests and owners .
Our ideal applicant must demonstrate strong communication, management and leadership skills, as well as an ability to manage marketing initiatives and handle conflict resolution and customer service with a high level of attentiveness, foresight and professionalism. The primary responsibilities of this position include but are not limited to: -Meet expectations of Unit Owners coordinating contracts, equitable rental revenue distribution and constant communication with owners. -Meet and exceed expectations of rental guests with consistent “end-to-end” rental experience, resolution of any guest or owner disputes, and assure staff training to provide an exceptional guest experience. -Timely response to all visitor comments on social media, assure marketing, promotional and in-unit materials project a high standard, attend marketing events, and optimize use of property amenities. -Develop marketing goals and objectives for the Rental Program, lead the creation of seasonal or special marketing campaigns, select and target demographic and geographic segments, conduct competitive analysis and adjust plans accordingly, model optimized targets for Revenue, ADR and Occupancy, and develop tools to monitor marketing effectiveness. -Manage house-keeping services assisting the Housekeeping Supervisor to develop staffing goals and objectives, to maintain appropriate staffing level requirements, to maintain employment records, Employment Manual policies and procedures, administer workers compensation claims, assure Standard Operating Procedures are consistently followed, and procure supplies at optimum pricing levels while maintaining high standards. -Maintain and manage appropriate bank accounts and A/R and A/P, assure accurate time keeping records and process staff payroll, process owner rental payments, assure compliance with all Town of Vail ordinances on sales tax. -Develop an operating budget annually, manage and monitor the approved budget monthly. -Arrange up to six Rental Board Meetings annually and coordinate the Annual General Rental Meeting. Minimum qualifications of this position include but are not limited to: -A high school diploma or equivalent is required; a degree or advanced study in business administration, hospitality management or a related field of study is preferred; -A minimum of 5-7 years of progressive resort business management that includes digital marketing skills, internet-based reservations systems, social media and other relevant experience; -The ability to effectively manage and develop staff; Comprehensive knowledge of industry and industry-related trends and forecasts, Brand Management and Vail Valley knowledge and experience; -Exhibits exceptional professionalism and the ability to be discreet with confidential and sensitive issues, including the ability to address and respond effectively to the most sensitive inquiries and complaints; -Strong verbal communication, written communication, and organizational skills; -Ability to read, analyze and interpret governing documents, complex agreements and contracts; -Strong understanding of basic accounting concepts with the ability to read and understand financial statements and to create, interpret and modify budgets, forecasts, payroll, expense management and revenue management strategies; -The ability to handle multiple tasks, projects, and meet deadlines on a consistent and satisfactory basis, including the ability to work independently, assist with a variety of projects and be assertive when appropriate; -Extensive knowledge and experience with Microsoft Office and other standard business applications; -RDP System or hospitality software knowledge and proficiency preferred; Basic Spanish speaking skills capability is an asset.
