THEREFORE, Notice is hereby given that on February 20, 2020, at 10:00 a.m., in the lobby of the Grand County Sheriff's Office, located at 670 Spring St., Hot Sulphur Springs, CO 80451, I will sell at public auction to the highest and best bidder for cash, the said real property and all interest of Defendants Hermann Kahle, The Estate of Hermann Kahle, Karin S. De Kahle, and The Estate of Karin S. De Kahle for the purpose of paying the amount of the judgment, together with continu¬ing assessments and finance charges, costs expended, sums advanced, and accruing attor¬neys' fees, as well as attorneys' fees and costs from the date of judgment until the date of satisfaction of the judgment and other items allowed by law, plus interest of Eighteen Percent (18%) per year on the total judgment until the date of the Sheriff's sale, and will deliver to the purchaser a Certificate of Purchase, all as provided by law. NOTICE OF RIGHTS
You may have an interest in the real property being foreclosed, or have certain rights or suffer certain liabilities pursuant to Colorado Statutes as a result of said foreclosure. IF THE SALE DATE IS CONTINUED TO A LATER DATE, THE DEADLINE TO FILE A NOTICE OF INTENT TO CURE BY THOSE PARTIES ENTITLED TO CURE MAY ALSO BE EXTENDED.
A NOTICE OF INTENT TO REDEEM FILED PURSUANT TO C.R.S. §38-38-302 FROM A LIENOR, LESSEE, OR OTHER ENTITY DEFINED BY STATUTE SHALL BE FILED WITH THE SHERIFF NO LATER THAN EIGHT (8) BUSINESS DAYS FOLLOWING THE SALE.

Therefore, you may wish to read the statutes and consult an attorney of your choice.
